Job Summary
The Real Estate Acquisition Manager is primarily responsible for identifying, evaluating, and acquiring real estate properties that align with the company’s growth strategy. They will help build a continuous pipeline of opportunities that meets the best interests of the Make Space group. They are investment strategists with a keen eye for property value and understanding market trends and variables. They require strong negotiation skills, the ability to conduct thorough research and a deep understanding of real estate laws and regulations. They will report to the Director of Acquisitions and work closely with the Executives.
The ideal candidate will be tech-savvy and manage the pro forma and financial modelling. Using tools like CRMs and various software or programs to support the research and due diligence on potential targets to help foresee potential risks or legal issues.
In addition to these skills, they must be highly motivated, professional and able to build relationships with diverse audiences quickly. The acquisitions team focuses on building a pipeline of opportunities for the company through networking, cold calling and researching new market segments. Ideally, the candidate has experience in the real estate, acquisition, or construction environment.

Responsibilities:
- Identify potential properties for investment using various strategies and sources.
- Conduct extensive research on property details, current market conditions, and related requirements to estimate the property’s value.
- Analyze properties from a financial, legal, and investment perspective.
- Work with legal teams from various provinces to undertake due diligence and prepare purchase agreements.
- Work with stakeholders to determine timelines and budgets for construction or development projects.
- Work with CFO to prepare lending applications to secure financing.
- Negotiate acquisition deals, ensuring the best possible terms for the company.
- Collaborate with the executive team to resolve any issues related to property acquisition.
- Maintain communication with brokers, real estate agents, landlords, owners and other related parties.
- Prepare and present acquisition proposals for company leadership.
- Develop and maintain strong relationships with property owners, potential sellers, brokers, and other industry professionals.
- Manage and update a portfolio of potential acquisition properties.
- Stay updated with real estate laws, market trends, and developments in industry practices and technology.
- Travel
Qualifications and Requirements:
- Diploma/Degree in Real Estate, Urban Land Economics or Finance
- 5+ years of real estate experience in asset management, development, appraisals, brokerage, or related sectors.
- Proven ability in real estate acquisitions, development, and property management.
- Strong negotiation skills and attention to detail
- Manage multiple ongoing legal agreements and projects simultaneously.
- Solid networking skills and building and maintaining professional relationships.
- Firm understanding of market analysis, real estate valuations and financial metrics.
- Experience working with senior decision-makers and presentation skills.
- Excellent communication and presentation capabilities.
- Proficiency in real estate management software and related tools.
- Intermediate to expert-level MS Excel and MS Office 365
- Experience with financial Modelling, proformas and cash flow analysis.
- Valid Driver’s License and clean driving abstract
- Willing and able to travel
