Enright Management Ltd. Looking for Building Operator at Calgary, Alberta, Canada Full Time

The Building Operator is responsible for the daily building operations tasks including preventative maintenance, corrective maintenance, tenant requests and other building maintenance tasks for 1.3 million square feet of mixed use – office, industrial and retail in Calgary. The Building Operator represents the company in enhancing tenant and customer satisfaction and maintaining positive relations in a professional manner and presents an acceptable appearance.  

Responsibilities

• Roaming building operator position for Calgary portfolio with cross training across all asset classes.
• Perform daily property inspections at designated properties, arrange for repairs and maintenance as necessary.
• Complete weekly, monthly, quarterly and annual inspections reporting through the Building and Tenant Service portal, ANGUS.
• Respond to service calls through the Building and Tenant Service portal, ANGUS, in a timely, efficient and effective manner.
• Ability and aptitude to complete basic repairs and maintenance on the properties.
• Set up and maintain all preventative maintenance programs for the designated portfolio.
• Ensure all building rules and regulations are adhered to by tenants and contractors.
• Assist in environmental inspections for tenant uses, where required.
• Assist Senior Property Manager, Operations Supervisor and other property management staff with the preparation of annual operating and capital expenditure budgets including operational input and gathering quotations as required.
• Assist in maintaining and being proactive with the operating cost budget to keep within budget restraints.
• Able and willing to be available for on-call / standby and emergency call out as required and as per the rotational schedule.
• Ensure all health, safety and security procedures are adhered to and areas of concern are reported to the Senior Property Manager and Operations Supervisor in a timely manner in order to limit exposure to liability and loss.
• Ensure service contracts are enforced, service levels are achieved and contractors are adequately supervised when on site.
• Be familiar with all aspects of the building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety and ensure all equipment and systems are operational in a safe and efficient manner and are in compliance with all applicable government codes and regulations.
• Submit all expenses with details on a monthly basis. 
• Ensure all vendors/contractors have the correct legal name and billing information for each of the properties.
• Preparation of all incident reports with respect to insurance claims.
• Ensure properties are maintained, clean and presentable for leasing tours.
• Assist Leasing with access to the buildings when required.
• Core working office hours are 8:00 am to 4:30 pm (Monday to Friday). Work may require occasional weekends and/or evenings.
• Other duties and responsibilities as may be assigned.

Qualifications

• 5+ years in a building operator role.
• Knowledge of construction and tenant plans.
• 5^th Class Engineers ticket.
• Physical and intellectual ability to complete basic repairs and maintenance with a strong knowledge of building operations and troubleshooting of building systems, including but not limited to: HVAC, Electrical, Plumbing, Automation, Life Safety, Building Envelope.
• High level of professionalism including appearance and grooming.
• Ability to lead and direct others in a team environment.
• Ability to maintain confidentiality.
• Analytical and problem-solving skills.
• Decision making skills. Ability to resolve problems using facts and sound reasoning. The ability to use logical and strategic approaches to resolving challenges; and is adaptable to new ideas and can embrace change.

• Valid Alberta drivers license with a clean driver abstract.
