Development Manager, Real Estate
Ocgrow Group (www.ocgrowgroup.com), a leading developer in Canada, continues to grow rapidly with several new real estate projects in commercial/retail & residential sectors.
We’re seeking a high energy, entrepreneurial minded leader to join our team. The Development Manager is responsible for all aspects of real estate development, from start of planning, approvals & full project management of all projects through to successful completion, which includes construction management as required for multiple projects at any given time.
Responsibilities:
· Manages all aspects of development applications—official plan submissions, obtaining zoning & land use, public engagement process, management of development permit review process & obtaining all required permits up to construction start on projects.
· Effectively liaises with project consultants, municipal staff, politicians, neighbours, and other external stakeholders in obtaining planning approvals that meet or exceed objectives, ideally under project budgets and ahead of schedule.
· Manages consultants in preparing site and building drawings, & driving forward entire development teams on multiple projects at a time for Ocgrow. Overall construction management of each project team, review of subtrades, budgets, QS reports, monthly progress reporting.
· Preparation & management/updating of all financial proformas & project budget updates and extensive financial analysis, for real time progress on all projects.
· Manages & working collaboratively together with Construction teams at Ocgrow, together with construction progress of each project, providing ongoing support to each through all phases of development success to ensure ultimate project success.
· Reviews, tracks and reports to CEO, on overall project budgets and schedules, on regular executive management reporting on multiple projects —including cash flow forecasts, variance analysis, & reaching upcoming projects goals & milestones, etc.
· Assist with the ongoing development issues which may arise with company owned properties in Ocgrow’s portfolio, to always ensure optimal performance.
· Other duties within the scope, spirit and overall growing oriented purpose of the job, as requested by executive management.
Role requirements (preferred but not mandatory):
· Completion of a University Bachelor’s degree in related field (e.g. Engineering, Planning, etc.) and a minimum of 3-5 years’ experience in Real Estate development. Residential experience is required and retail/commercial experience is an asset.
· High energy, high performance individual, with an entrepreneurial mindset, with the strong passion to grow within Ocgrow’s fast paced work environment.
· Excellent communicator with demonstrated written and verbal skills (ie. report writing, presentations and meeting facilitation)
· Strong working knowledge of Microsoft Office, incl Excel, PowerPoint and Word & excellent IT skills
· Proven ability to work collaboratively together and build strong working relationships with other departments and with people at various levels of the organization.
· Independent proactive self-starter, with the ability to effectively manage various projects simultaneously to meet strict deadlines, with positive attitude.
· Excellent time management and organizational skills.
