What You’ll Be Doing

  • Prevent and reduce quality defects at the source to deliver high quality homes to purchasers
  • Continuously reduce project expenditures by improving processes, negotiating with suppliers and trades, and optimizing resources
  • Create, monitor and update project schedules and progress plans to ensure milestones are attained on time
  • Responsible for managing project budget
  • Provide on time project reporting to stakeholders
  • Review and negotiate changes to scope of work and effectively managing claims for additional costs
  • Ensure health and safety plans are implemented effectively to eliminate near misses and safety incidents
  • Based on contract requirements and project size, leads a team of direct and indirect reports, which may include students/interns, field engineers/coordinators, and/or project coordinators. This includes mentoring and coaching, career development and performance management responsibilities, performance potential rating recommendations, and participating in salary and bonus reviews for direct reports
  • Establishes a comprehensive metrics framework, providing invaluable insights into project performance. Maintains meticulous records, ensuring accurate and timely reporting of operational and quality metrics. Utilizes data-driven analysis to drive continuous improvement across all project facets.
  • Responsible for conducting onboarding/offboarding and training for new employees on their site
  • Ensures the project is constructed as per design, budget, quality, and schedule
  • Performs risk, opportunity management, and forecasting
  • Prepares and/or verifies progress payments to trade contractors, and monitors progress
  • Creates cost management structure for budgets, productivities, crew rates, etc
  • Sets up project reporting procedures (e.g., labor, material, cost reports, site office procedures, and document control)
  • Understands, communicates, and enforces the contract/contract documents and resolves disputes
  • Manages all change orders, including negotiating, processing, and
  • assessing cost and schedule impact, including for more complex
  • estimates
  • Develops and oversees overall project closeout, including document archival, maintenance and warranty manuals, deficiencies, and warranty work
  • Ensures the site office is organized and kept to the highest possible standards, and;
  • Other duties as assigned

What You Bring

  • 8+ years of experience in construction as a Project Manager, with a focus on mid or high rise residential construction
  • Bachelor’s in Business, Civil Engineering or Construction Management or equivalent Is a MUST (MBA and M. Eng. Preferred)
  • PMP designation
  • Executes flawless project tracking and management according to the master plan.
  • Ability to effectively identify, address, and resolve disputes or disagreements that arise among stakeholders, team members, or subcontractors.
  • Mastery of construction sequencing, workflows and site dynamics. Seamlessly orchestrates trade interactions and sequencing, maximizing efficiency
  • Executes flawless site layout, ensuring optimal project efficiency and safety.
  • Executes flawless project scheduling, optimizing critical paths and resource allocation
  • Executes recovery strategies with precision, minimizing disruptions and maximizing efficiency.
  • Mastery in health and safety principles, procedures, and legislation. Expertise in identifying hazards, implementing corrective actions, and maintaining safety processes.
  • Communicates drawing information with precision and clarity, fostering seamless collaboration among stakeholders.
  • Utilizes MS Project with proficiency, harnessing its full capabilities to drive project success. Sets the standard for MS Project utilization, serving as a mentor and resource for the team.
  • Conducts rigorous cost analysis, providing accurate estimates and insights to inform decision-making. Anticipates and mitigates cost overruns with strategic foresight and proactive measures. Sets the benchmark for cost analysis excellence, ensuring optimal project financial performance.
  • Applies Ontario Building Code regulations with precision and foresight. Expertly communicates complex regulations to diverse stakeholders with clarity and authority.
  • Showcase the ability to independently craft clear and concise technical communication, ensuring trade contractors and stakeholders are consistently informed and aligned with project requirements.
  • Demonstrate honesty, transparency, and ethical behavior in all their actions and decisions.
  • Treat all individuals with respect, regardless of their role, position, or background.
  • Regularly seek feedback and input from others to identify areas for improvement
