My client is looking for Commercial Property Manager to oversee a portfolio of commercial/Indusial properties in Calgary for a 15 month Contract. Experience in commercial & industrial property management with a focus on leading a team is what they are seeking. My client is ideally wants 7+ years of property management experience & a RECA is not required (but would be considered an asset). My client owns their buildings, & likes proactive people, who lead by example & who consider the bigger picture when focusing on new initiatives. This is a high profile senior commercial property management role & my client requires someone strong in commercial/Industrial. RESPONSIBILITIES:
Accountable for all aspects of the daily Property Management Operations including Building Operations, Accounts Receivable, Accounts Payable, Tenant Relations & Financial Accountability;
Establish short and long term goals & objectives for the assets within the portfolio, in alignment with my client’s corporate vision & direction;
Solid critical thinking utilizing logic & reasoning to identify strengths & weaknesses of alternative solutions, conclusions or approaches to all problems
Supervising the development of high quality on-site teams (internal & external) through the implementation of effective recruitment, training, motivation & development programs;
Perform employee performance reviews on an annual basis, setting clear objectives, directives, providing guidance & feedback continually throughout the year;
Developing & establishing tenant relationships, systems, policies, procedures & tenant programs;
Understand the importance of customer (tenant) service; pro-actively communicate with Tenants & strive to quickly resolve issues
Capacity to prepare, review and award tender & contract documents;
Develop & recommend annual operating and capital budgets & manage both
Provide accurate, timely & comprehensive financial and operational reports;
Collaborate with Leasing;
Implement and maintain “Green” environmental initiatives, policies & procedures for all properties in accordance with “BOMA BEST or LEED Standards”;
Skills & Experience
Additional responsibilities and portfolio revisions as directed.
Knowledge of building construction, ability to review building specifications and drawings, oversee landlord & tenant work in accordance with the Lease documentation;
Proficiency in Microsoft Word, Excel & JD Edwards & Yardi (assets);
Designation requirement: RPA, CPM or similar designation.
A Real Estate License is preferred. (RECA)
