Our client in the high rise real estate industry is seeking a Site Superintendent – Finishes to join their team in Toronto, ON.

The Finishes Site Superintendent to provide essential field support services within our high-rise construction division. The ideal candidate should possess exceptional organizational skills, a proactive attitude, strong work ethic, and the capability to manage multiple tasks efficiently in a fast-paced setting.

Roles and Responsibilities

• Oversee the complete execution of suite build-outs, encompassing meticulous finishing details, deficiency rectification, and handover procedures to customer care.
• Assist in the supervision of the build-out and finalization of communal spaces.
• Prioritize the establishment of a secure work environment for site personnel, visitors, and local residents.
• Guarantee full adherence to the Health and Safety Manual, as well as Site-Specific Health and Safety Manuals.
• Ensure strict compliance with the Occupational Health and Safety Act, relevant regulations, industry standards, Ministry of Labour guidelines, and Workplace Safety and Insurance Board reporting prerequisites.
• As a valued member of the Project Site Team, collaborate with the senior site superintendent in managing day-to-day on-site construction activities.
• Take charge of productivity concerns, monitor subcontractor work performance and efficiency, ensuring adherence to project plans, schedules, budgetary limits, and effective project execution.
• Develop and implement strategies for workforce levels and material quantities, ensuring appropriate trades and equipment availability.
• Assume a leadership role, providing mentorship to certain project team members, contributing to their professional growth.
• Contribute to the formulation of a comprehensive construction plan and oversee subcontractor tasks.
• Maintain adherence to the suite completion schedule matrix, ensuring timely achievement of critical milestones.
• Verify the provision of project materials and adherence to Project Quality Program standards.
• Implement and conclude suite construction inspections and deficiency rectification prior to Pre-Delivery Inspection (PDI).
• Lead trade meetings in the absence of the Senior Superintendent, engaging with internal and external stakeholders to monitor project progression.
• Contribute to precise project reporting that tracks site progress, events, inspections, and other pertinent data in alignment with baseline schedules.
• Manage and oversee deficiency tracking and rectification programs, guaranteeing timely resolution of suite deficiencies within a week of reporting and maintaining an average PDI per suite deficiency count of 8 or fewer.
• Prepare comprehensive and accurate 3-week lookahead schedules for finishing trades.
• Assist in updating schedule matrixes, extra/credit logs, and maintain a detailed daily log for record-keeping purposes

Qualifications and Skills

• Holds a post-secondary degree (College or University) with specialization in Construction, Engineering, or Architecture.
• Proficiency in Microsoft Word, Excel, and Outlook.
• Demonstrates strong organizational and planning skills, excelling in prioritization and multitasking, especially in time-sensitive scenarios.
• Displays meticulous attention to detail.
• Thrives in a fast-paced environment while upholding a high level of professionalism.
