BECC Modular is a rapidly growing volumetric modular design build company, focused on building various modular buildings, from small scale shelters and institutional buildings to large scale affordable multi-residential housing projects across Ontario. With numerous projects won and more on the way, we are building our Construction & Management Team to be the first in hand to see our buildings come to life.
Your Role
We are seeking a qualified, knowledgeable, adaptable to join our team as a Project Coordinator. As a key member of the team, you will be committed to maintaining a healthy and safe work environment for all our team members through hands-on, field-based collaboration with management and workers. You will be responsible for the supervision of all construction activities that take place on the site ensuring a high standard of safety workmanship and efficiency. Travel throughout the GTA area may be required.
Position Objective
The Project Coordinator will be responsible for building and enhancing relationships with internal and external stakeholders. As an integral part of the project team you will be responsible for planning, coordinating and executing project plans under the supervision of the Project Manager.
Key Responsibilities
· Assist the project manager in drafting and issuance of RFP’s, tenders, budgets, project schedules, prequalifying sub-contractors.
· Reviews quotes and miscellaneous omissions concerns with owner and speaks to sub trades to ensure thoroughness of bid, prepare final estimate summaries, analyzing each section for scope, pricing and completeness.
· Involved in sub trade / supplier tender packages and working with project management team to draft preliminary schedules and tender submissions.
· Reviews all tender documentation and drawings, ensures accuracy and timeliness of tender submissions.
· Develop methods of solicitation for subcontractors and distribution of Addendums.
· Maintain a sub-contractor / trade tender database by CSI division
· Coordinates and/or attends pre bid meetings to confirm scope of work and proposal submission requirements, prepare meeting minute reports.
· Review and distribute the timely submission of required shop drawings and submit to consultants for approvals.
· Assist in the preparation and execution of all issued purchase orders and sub contract agreements.
· Track change notices and change orders in the ERP system and prepare all required documentation.
· Prepare substantial performance certificates and ensure all required project close-out documents are obtained, compiled and distributed in a timely manner.
· Track and advise project management team about project status and issues which may impact client relations.
· Identify construction schedules and activities/conflicts which are delaying the project schedule, coordinate with Site Super and Project Manager in order to resolving schedule delays.
· Assist in coordination of all parties involved in the project which includes the architects, consultants, authorities, municipalities having jurisdiction, site supervisors, contractors, subcontractors and laborers, etc.
· Assist with all post-construction support for warranty issues.
· Assist with preparing budgets and forecasting budgets.
· Review invoicing from sub-contractors for accuracy and verification of accuracy for actual completed work.
· Daily dialogue with internal and external team members.
· Preparation of construction status reports.
Knowledge and Skills Requirement
· Construction experience an asset
· Working knowledge of Microsoft Office (Word, Excel, Outlook) and MS Project.
· Familiarity and understanding of construction contracts and scheduling and all phases of a construction project and building codes
· Ability to analyze and articulate in detail
· Strong problem solving skills with ability to think strategically
· Excellent verbal and written communication skills
· Ability to understand and interpret contract, drawings and specifications
· Excellent time management skills and ability to multi-mask
· Strong ethics and professionalism when dealing with staff, clients and trades
· Ability to work and adapt in a team environment
· Ability to work occasionally or travel to various construction sites and meetings
Education and Experience
· A minimum of 2 years prior experience in the construction coordination with extensive experience in construction, interior renovations to various construction sectors within the Canadian Construction market
· University degree or College Diploma in Civil Engineering, Engineering Technology/Architecture or Construction Management is considered an asset
· Project Management Professional Certification (PMP) is considered an asset
