About the Role:
As a key role within our Development Accounting team, the Finance Manager is accountable for calculating and maintaining return calculations for projects in an assigned portfolio, and also supports various scenario analyses within that portfolio. The Finance Manager participates in planning and strategy sessions on the portfolio and acts as an expert resource on the financial aspects of the project for the development and marketing resources collaborating on the project. This role is accountable for large-scale complex mixed-use projects, and troubleshoots issues across the portfolio, focusing on ensuring the effective utilization of capital to maximize returns and the proper accounting of loan funds.
As a Finance Manager, your main responsibilities will include:
Maintaining project proformas, cashflows and budgets as assigned;
Initiating new project pro-forma set-ups, and participating in the review of budget revisions, job cost allocations, and project timelines as assigned;
Creating and/or troubleshooting monthly cash forecasts and identify sources of funding to be applied to uses;
Providing timely and accurate analysis and assessments of forecasts, financial results, cash flows and operating metrics on both individual projects and group results;
Modelling group reporting and cashflows, driving user friendly automation;
Providing the Development team with financial modelling and sensitivity analyses with a view to maximizing project returns;
Supporting financing requirements, including preparation of materials for lenders and pro-forma.
What you Bring:
You are an analytical person by nature that has a passion for Real Estate. You enjoy managing the relationship between current and future numbers, and you understand how to root through complex financial data to find the answers you are looking for. Most notably, you have experience in real estate development accounting or managing large-scale complex projects with a particular specialization in cash flow forecasting and proformas. Additionally, you are able to act as an advisor to our highly accomplished team of development accounting professionals throughout the life cycle of each project, willing to offer support and guidance when needed. Our Must Haves
Alongside your analytical mindset, you should also have the following skills and qualifications:
Minimum of 5+ years of progressive work experience in a real estate or finance field involving oversight and accountability to significant projects and analysis;
3-5 years of proven knowledge creating and managing proformas and long-term cash flow forecasts;
Completion of Bachelor’s Degree in Accounting or Finance & Related Professional Designation (CPA, MBA, CFA);
Strong analytical skills gained through your experience working on complex forecasting projects;
Strong knowledge of financial metrics;
Proven ability to build relationships at all levels, both internally and externally;
Strong communication skills;
Responsive, a strong ability in anticipating needs and delivering on commitments;
Highly proficient in Excel.
