Centurion Apartment Real Estate Investment Trust (“REIT”) owns more than 11,000 multi-family apartment units and student housing beds across 28 cities in Canada and the United States. The REIT provides investors an opportunity to invest in a diversified portfolio of rental apartments and student housing properties, as well as mortgage and equity investments in property developments, across Canada and the United States and participate in the profits derived from them. Centurion Financial Trust (“CFiT”) is an income and growth-oriented trust that invests in a diversified portfolio of debt investments that include but are not limited to mortgages, opportunistic real estate developments, and corporate debt. Investors pool their funds to invest in mortgage and growth-oriented credit opportunities and participate in the yields from interest income and net profit from equity.

Overview*
Reporting to the Vice President of Investments, the Investments Analyst (Corporate Finance) is responsible for professionally completing all underwriting, analysis and due diligence related efforts for assigned commercial and corporate lending and joint venture opportunities for all Centurion Corporate Finance investment vehicle while assisting in the underwriting of various real estate opportunities for Centurion’s other investment vehicles as required.

Relationship Development
Develop and foster positive relationships with internal and external stakeholders.

Ongoing Operations*
Professionally underwrite all corporate finance related transactions, working closely with the Executive Vice President of Corporate Finance to ensure all timelines are met. Collect, analyze and verify all underwriting and due diligence related information, including background and financial information, net worth, credit reports, actual or proforma rent rolls and operating statements, construction budgets, supporting third party reports, and any other relevant documentation. Work closely with external legal counsel, ensuring that the preparation of all legal documentation is completed in a timely manner. Complete in-depth financial analysis and research on potential investments, using financial modeling to evaluate each lead against established criteria and providing recommendations based on your findings. Participate in the completion of on-site and market due diligence including property and site visits within Canada and the United States. Work closely with the Deal Origination teams throughout the deal evaluation and closing processes. Prepare investment proposal reports and other related materials for presentation to Management, the Investment Committee and the Board of Trustees for approval. Assist with the preparation of security packages, term sheets and commitment letters. Complete quarterly portfolio valuations. Perform regular market research and maintain a constant awareness of the competitive environment for similar products including pricing, deal terms, and deal structures. Assist the Vice President of Investments and Executive Vice President of Corporate Finance with other ad hoc tasks and projects as required.
Requirements
- Minimum 2-3 years’ of direct experience in corporate lending, underwriting and financial analysis;
- Experience in the real estate and/or commercial lending industry considered an asset;
- Bachelor’s degree in finance, accounting or a related field;
- Knowledge of alternative mortgage lenders and products considered an asset;
- Self-starter; highly motivated and able to take the initiative required to achieve goals and objectives;
- Detail-oriented with excellent organizational skills and a strong ability to multi-task; and
- Excellent command of MS Office products: Word, Power Point, Excel.
