They are seeking an experienced and accomplished Senior Property Manager to oversee the day-to-day operations of one of their Class A mixed-use buildings in Downtown Toronto. As Senior Property Manager, you will play a crucial role in managing property management activities, financial operations, tenant relations, and more.
Your New Role
As Senior Property Manager you will be responsible for managing and overseeing the day-to-day operations of the property, ensuring smooth and efficient functioning through effective coordination with the onsite management team and supporting departments. You will lead the roll-out and updating of leasing agreements, ensuring compliance with all landlord and tenant obligations outlined in the lease.
You will be accountable for managing the staff, ensuring the delivery of high-quality work and balancing workloads to foster a collaborative and efficient team environment. You will also play a significant role in coordinating the contract RFP process, working closely with the corporate office to ensure all contracts are up-to-date, with appropriate scopes and the best pricing. Safety and compliance are extremely important and you will be responsible for ensuring adherence to fire/life safety and health/safety policies and procedures to safeguard the well-being of all occupants.
Financial management is another key aspect of this role, and you will produce annual budgets, and review and approve all expense accounts and invoices. You will proactively develop and maintain positive relationships with all tenants, ensuring timely and professional responses.
What Sets You Apart
The ideal candidate for this position should have a minimum of 10 years experience as a Property Manager, overseeing properties that are or are greater than 1M SF. You have a strong background in staff management and are capable of managing teams in different departments.
Previous experience in preparing property budgets and business plans, along with the ability to interpret complex lease clauses and effectively communicate with tenants, will be key to your success. Negotiating, analytical, and problem-solving skills will enable you to drive operational excellence at the property. A comprehensive understanding of budgeting processes and proficiency in MS Office and related property management software is required. You should have a University Degree/College Diploma or equivalent work experience, along with relevant designations such as REIC, RPA, or CPM (or working towards completion of designation).
