Being part of a great team, coming up with innovative ideas, and having fun are what we believe are the keys to our overall success.*JOB SUMMARY*The Real Estate Acquisition Coordinator will report directly to the Real Estate Acquisition Manager and work alongside the executive teams to support the company’s growth strategy of acquiring more self-storage locations. The ideal candidate will have an in-depth understanding of real estate valuation practices, familiarity with different types of property investments, and solid analysis skills. In addition to these skills, they must be highly motivated, professional and able to quickly build relationships with diverse audiences.The acquisitions team focuses on building a pipeline of opportunities for the company through networking, cold calling and researching new market segments. The right candidate will have a high level of knowledge with Excel and understand financial models. Supporting the research and due diligence on potential targets to help foresee potential risks or legal issues. Ideally the candidate has experience in the real estate, acquisition, or construction environment.*What a day in the role entails:** Conduct independent market research to support investment reports – mystery shopping, rate checks and intelligence gathering.* Cold-calling, qualifying key leads and prioritizing others.* Review municipal zoning by-laws and development parameters to create site plans.* Identify risks to operations* Working and collaborating directly with Acquisition Manager* Diligently tracking and documenting leads in the CRM system.* Consult and adapt to evolving real estate prospecting environment.* Understanding fundamentals and technical requirements of real estate (specifically storage facilities) to demonstrate Make Space’s value proposition.* Create awareness of, and boost interest in, company objectives, and set follow-up calls with Acquisition Manager* Regular feedback, training, and guidance.*What you need to succeed at Make Space:** Team player with a positive attitude* Highly motivated and takes the initiative to get the job done.* Ability to change focus and pivot between projects.* Detail-oriented and data-based evidence to back up recommendations* Experience in outbound sales – cold calling doesn’t faze you.* Ability to quickly build relationships.* Results-oriented – solving problems to make deals happen.* Tech Savvy – not afraid of new software, strong knowledge of MS Office 365 and CRM*Qualifications and Requirements:** Diploma/Degree in Real Estate, Urban Land Economics or Finance* 2-3 years of real estate experience in asset management, development, appraisals, brokerage, or related sectors.* Familiarity with real estate valuations and related legal documents.* Commercial acumen* Experience working with senior decision-makers and presentation skills.* Excellent communication and Interpersonal skills, both verbal and written.* Intermediate to Expert -level MS Excel* Experience with financial Modelling, development of proformas and cash flow analysis is considered an asset.Job Type: Full-timeSalary: $60,000.00-$70,000.00 per yearBenefits:* Dental care* Extended health care* On-site parking* Paid time offSchedule:* Monday to FridaySupplemental pay types:* Bonus payAbility to commute/relocate:* New Westminster, BC V3L 5M4: reliably commute or plan to relocate before starting work (required)Application question(s):* Please explain your previous experience in real estate valuation or appraisal.* Do you have experience using data-driven analysis to back up assumptions for the purpose of investment or property purchase?
