Northwest Healthcare Properties REIT Looking for Building Operator at Longueuil, Quebec, Canada Full Time

Position Description: Responsible for a wide variety of building operation functions at assigned properties within the Northwest portfolio, together with the implementation of company policies, programs and procedures pertaining thereto. Act on behalf of Northwest Healthcare Properties as an employee of the Landlord.

Key Responsibilities:

Operations

• Respond to tenant’s service call in a timely manner
• Apply a proactive approach to mechanical and physical repairs/maintenance, including preventative and corrective maintenance, with record keeping as required. Provide careful attention to detail and improved maintenance standards to ensure building equipment operates efficiently and effectively.
• Ensure properties are operated in a cost effective manner, providing responsible service and reasonable accommodation.
• Complete daily/weekly/monthly/annual inspections as required.
• Supervision of scheduled maintenance contracts and related services including, but not limited to, interior/exterior maintenance, HVAC Systems, life safety systems, and cleaning services, to ensure that value is received and an appropriate level of service is provided at the property.
• Minimize service disruptions and maximize tenant comfort levels within the bounds of physical and financial limitations.
• Ensure building equipment is kept in excellent condition.
• Through the application of preventative maintenance and repair activities, ensure that service quality objectives are met.
• Address building climate concerns and take proactive action accordingly.
• Maintain fire and life safety program, ensure fire logs, inspections are completed by buildings staff as required by fire code.
• Oversee proper operation of building automation systems, including HVAC, lighting, fire/life safety.
• Oversee contractor activities related to equipment repair, construction and maintenance.
• Adherence to and implementation of health, safety, quality control and environmental policies and programs.
• Maintain inventories and request materials and supplies for the maintenance department.
• Review and send for approval expenditures for materials, equipment, tools and supplies.
• Perform emergency snow and ice removal.
• Program access cards.
• Oversee/monitor contractors.
• Execute all purchase requisitions/orders, in accordance with level of purchasing authority, in a timely fashion and with a sense of urgency.
• Make recommendations toward budget issues as required.
• Devise cost-saving operational initiatives and implement once they are approved.
• Advise Operations Manager on building inefficiencies (utilities, job duties, etc.).
• Ensure compliance with Occupational Health and Safety rules and regulations and execute all work in a safe and professional manner.
• Participate in company sponsored training programs.

Tenant Relations

• Represent Northwest Healthcare Properties as an effective landlord through the provision of quality tenant service, emphasizing a cooperative and helpful approach in all interactions with tenants.
• Maintain open and regular lines of communication with tenants; resolve tenant problems and complaints.
• Be visible and available to meet with tenants on an ongoing basis to answer questions concerning the property and resolve matters of concern to tenants.
• Perform minor maintenance and repairs for tenants and respond to service requests.
• Liaison with the Operations Manager and tenants with prompt investigation and resolution to their concerns.

General

• Ensure that appropriate environmental procedures are implemented for compliance with government regulations and contribute to the view that Northwest as an environmentally responsible firm.
• Initiate continuous improvement projects to ensure the property is represented as a well-cared for facility.
• Other duties as assigned from time to time.

Required Knowledge and Skills:

• Good computer skills, including working knowledge of MS Word, Excel.
• Multi-building operations and maintenance experience in excess of 5 years.
• Applied and working knowledge of workplace tools, building automation systems, preventative maintenance, security and, HVAC operations.
• Strong mechanical aptitude and understanding of building systems and equipment.
• Knowledge of local electrical codes, local building codes, and local fire codes.
• Proven communication skills, both verbal and written, and ability to relate to a variety of people, including, but not limited to, tenants, senior staff, mechanical and service personnel, and other real estate contacts.
• Strong dedication to customer service.
• Excellent time management skills, ability to shift priorities on an ad hoc basis and flexibility with working hours.
• Must possess a valid, Class 5 Quebec driver’s license and own a vehicle.

Working Conditions:

Physical Effort

Hours of work as required, generally a 40 hour week including 24 hours per day/7 days per week on-call availability for response to specific building/tenant problems and emergency situations.

Be available for assignment to other properties within the Northwest portfolio to assist with building operation duties as required in the event of an emergency, illness or vacation/relief cover.

Physical Environment

Located within a medical office property with an assigned area of work. Work is related to the needs of the property and the customers.

Mental Stress

The mental stress level of job is medium. The pace varies substantially and it is necessary to work with many issues at one time. It is important to be even tempered at all times. Must be able to work with many individuals, each with different goals.
