We have an exciting project under construction, a residential high-rise tower (733 units) in downtown Montreal. The expected date for occupancy is July 2023. We are searching for a seasoned Sr. Property Manager to join our team immediately.
As the Senior Property Manager, you will play a key role in building the team, establishing the team culture and the property. Upon joining Armco, you will supervise and coach a leasing team and will be the main ambassador for this large-scale real estate project. Some of the other responsibilities will include, but are not limited to:
o Provide high level of customer service and maintain a positive attitude when dealing with residents / resident issues.
o Communicate with existing residents to address any concerns and resolving in a timely manner.
o Meet with prospective residents to show units and enter into leases.
o Formulation of the operating budgets
o Actively monitor and report monthly financial variances and narratives.
o Process purchase orders and invoices as per company policy.
o Maintain a strong understanding of local market, including regular visits to all competitors.
o Oversight of the hiring, coaching and supervision of the team (administration, leasing, maintenance, security and housekeeping) to achieve operational goals of the property.
o Managing accounts receivables and procedures as may be required at the Quebec Rental Board
o Performing audits of vacant units, storage rooms and parking, as well building inspections to ensure safety and regular preventive maintenance is being performed.
o Ensuring all policies and procedures are followed
The Requirements:
o Minimum 5 years’ experience in residential property management
o Experience with lease up and large building opening
o Experienced with preparation of budgets, monthly reporting
o A strong understanding of building operations
o Able to prioritize, manage multiple tasks and requests with ease
o Experience in Microsoft Office
o Knowledge of YARDI software will be considered a strong asset
o Perfectly bilingual written and spoken. A third language will be considered an asset
o High level of integrity and professionalism.
