THE ROLE
Intermediate Accountant – the role will focus on development accounting responsibilities of the assigned projects which can vary in complexity.

THE TASKS
Development Accounting
May include, but not be limited to, the following tasks:
- Managing financial accounting for development projects, tracking all project-related income, expenses, and construction loan draws.
- Coordinating with cost consultants to obtain necessary approvals for construction loan draws, ensuring compliance with Canadian regulations and lender requirements.
- Collaborating with project managers and development teams to establish and monitor project budgets, including a detailed focus on construction costs.
- Preparing monthly financial reports and loan draw schedules, analyzing variances, and providing insights into the financial performance of development projects.
- Reconciling project-related accounts and ensuring the accuracy of construction cost recording, including the approval process with cost consultants.
- Assisting in the adherence to Canadian accounting standards, particularly as they relate to construction and development activities.
- Participating in financial planning and strategy for future development projects, including engagement with cost consultants, lenders, and other stakeholders specific to the Canadian market.

THE OPPORTUNITY
This is a 12-month contract opportunity with a strong possibility for conversion to permanent if the conditions are right. The team consists of a combination of long-time employees and newer additions to match the growth in business over the last few years. The team leaders are foundational to the team, offer great work-life balance, mentorship, and 10+ years of stability and experience building the company. Overall, an excellent contract opportunity to join a great company in the real estate development space.
THE EXPECTATIONS TIMELINE PREVIEW
By Month 1
- Familiarize with the weekly cash flow snapshots and master loan schedules, understanding the levels of complexity in different projects.
- Begin managing development accounting responsibilities, focusing on accuracy and attention to detail.
- Work closely with the construction and finance team to ensure budgets and costs are up-to-date.
By Month 3
- Independently handle draws and cash calls, with minimal changes to email responses.
- Monitor budgets and actuals with the finance and operations team.
- Have an understanding of full-cycle accounting, including loan draw and capital calls, and actively contribute to it.
- Adjust to the office schedule and develop a collaborative relationship with the team.
