Saint Construction Management is a mid sized general contracting and development management company specializing in new single and multi-family developments and character retention MCD development and construction in Vancouver and the South Okanagan.

Job Overview:

We are seeking an experienced Construction Management and Development Accountant with expertise in construction management and investor and limited partnership accounting for construction and development projects. This is an upper management and leadership role and is pivotal in ensuring accurate financial tracking, reporting, and compliance. The ideal candidate will have a strong background in construction accounting and an in-depth understanding of managing financial relationships with investors and limited partners. The Construction Management and Development Accountant will be responsible for overseeing financial transactions, budget management, and financial reporting as well as providing guidance in all financial decisions. This role requires a deep understanding of construction accounting principles, attention to detail, and the ability to work in a dynamic and fast-paced environment.

Roles and Responsibilities:

Financial Record Keeping:

• Maintain organized and up-to-date financial records for all construction projects, and provide oversight on billing cycles, expenses, and financial project tracking and reconciliation.
• Maintain accurate financial records for construction development projects, with a focus on investor contributions, limited partnership interests, and project-related transactions. 

Investor and Limited Partnership Accounting:

• Accounting for investor and limited partnership contributions, distributions, and returns on investments.
• Supply investment performance metrics to internal and external stakeholders.

Budget Management:

• Collaborate with project and development managers to create and maintain project soft cost and hard cost budgets.
• Monitor project budgets to ensure expenses remain within approved limits and analyze budget variances.

Cost Analysis:

• Conduct cost analysis to identify potential cost-saving opportunities and present recommendations to the management team.
• Audit contractor and supplier invoices for accuracy and compliance with project contracts.

Financial Reporting:

• Prepare regular financial reports, including profit and loss statements, balance sheets, and cash flow statements for construction projects.
• Prepare comprehensive financial reports, including investor and limited partnership financial statements, income statements, balance sheets, and cash flow statements.

Tax Compliance:

• Ensure compliance with tax regulations and requirements specific to the construction industry.
• Coordinate tax planning activities related to development projects, such as tax credits and deductions.
• Prepare and file necessary YE company tax documents, including partnership tax returns.

Audit and Compliance:

• Coordinate and support internal and external audits related to construction projects.
• Ensure compliance with all relevant accounting standards and industry-specific regulations.
• Ensure compliance with partnership agreements, legal obligations, and regulatory requirements.
• Support internal and external audit processes related to investor and limited partnership financial records.

Financial Forecasting:

• Assist in the preparation of financial forecasts and projections for construction projects.
• Collaborate with the Director of Construction to evaluate the financial impact of potential changes or delays.

Cash Management:

• Monitor project cash flow and ensure that funds are available for project expenses and obligations.
• Manage cash reserves, banking relationships, and funds disbursements.

Accounts Payable and Receivable (Oversight):

• Process and track invoices and payments from vendors, subcontractors, and suppliers.
• Manage accounts receivable by invoicing clients and tracking payments.
• Review and verify contractor and supplier invoices for accuracy and compliance with contracts.

Qualifications:

• CPA Designation
• Bachelor’s degree in Accounting, Finance, or a related field.
• Substantial experience in construction development accounting, with a focus on investor and limited partnership accounting.
• Proven experience in construction accounting or a similar role.
• Proficiency in accounting software and Microsoft Excel.
• Strong understanding of construction industry accounting standards and principles.
• Excellent analytical and problem-solving skills.
• Effective communication and interpersonal skills.
• Knowledge of tax regulations and compliance in the construction industry.
