Role Description
This is a contract, on-site role located in Greater Toronto Area, Canada for an Accountant. The Accountant will be responsible for managing financial records, preparing financial reports and budgets, maintaining accounting systems, and ensuring compliance with accounting standards.
Qualifications
**Position Summary:**
As a Certified Public Accountant with Real Estate expertise, you will play a pivotal role in managing financial aspects related to our diverse real estate portfolio. You will be responsible for overseeing the financial health of our commercial and residential properties, ensuring compliance with accounting standards, and providing valuable insights to support decision-making.
**Key Responsibilities:**
1. **Financial Reporting:** Prepare and maintain financial statements, including balance sheets, income statements, and cash flow statements for commercial and residential properties.
2. **Budgeting and Forecasting:** Develop and manage budgets for properties, provide financial forecasts, and monitor financial performance to ensure optimal financial outcomes.
3. **Real Estate Taxation:** Manage tax compliance for real estate assets, including tax planning, returns, and coordination with external tax consultants.
4. **Audit and Compliance:** Coordinate annual audits and ensure compliance with regulatory requirements and accounting standards specific to the real estate industry.
5. **Property Analysis:** Evaluate the financial performance of individual properties, identify areas for improvement, and recommend strategies to enhance property profitability.
6. **Cost Analysis:** Analyze property operating expenses and identify opportunities for cost reduction while maintaining quality.
7. **Lease Analysis:** Assist in the analysis of commercial and residential lease agreements, including revenue recognition, lease abstraction, and compliance.
8. **Financial Systems:** Utilize accounting software and other financial tools to maintain accurate and up-to-date financial records.
9. **Financial Strategy:** Collaborate with the management team to develop financial strategies that align with the company’s real estate objectives and growth initiatives.
10. **Industry Knowledge:** Stay informed about real estate market trends, regulatory changes, and best practices to ensure that accounting processes remain relevant and efficient.
**Qualifications:**
– Certified Public Accountant (CPA) designation.
– Bachelor’s degree in accounting, finance, or a related field.
– Proven experience in real estate accounting, including both commercial and residential properties.
– Strong knowledge of real estate tax regulations and financial reporting standards.
– Proficiency in accounting software and Microsoft Excel.
– Excellent analytical and problem-solving skills.
– Effective communication and interpersonal abilities.
– Attention to detail and strong organizational skills.
– Ability to work independently and as part of a team.
